Bengaluru, May 2025 — In a significant enforcement action, the Karnataka Real Estate Regulatory Authority (K-RERA) has levied a ₹10 lakh penalty on a Bengaluru-based developer for failing to adhere to the stipulated project timelines. This move underscores K-RERA's commitment to ensuring accountability and transparency in the real estate sector.

Background

The developer, operating in the Bengaluru metropolitan region, had registered a residential project under the Real Estate (Regulation and Development) Act, 2016 (RERA). The project, which was scheduled for completion and possession by December 2022, faced multiple delays without adequate justification or communication to the buyers or K-RERA.

K-RERA's Findings

Upon investigation, K-RERA identified several lapses:

  • Failure to Submit Quarterly Updates: The developer did not provide mandatory quarterly progress reports, which are essential for monitoring project status and financial transparency.

  • Lack of Communication: There was no prior intimation to K-RERA or the buyers regarding the delays, contravening the transparency norms set forth under RERA.

  • Absence of Valid Reasons: The developer's explanations for the delays were deemed insufficient and not in line with the provisions of RERA.

Imposed Penalty

In accordance with Section 59 of the RERA Act, which mandates penalties for non-compliance, K-RERA imposed a ₹10 lakh fine on the developer. This penalty serves as a deterrent to other developers and emphasizes the importance of adhering to project timelines and regulatory requirements.
