Meghalaya Makes IGBC Green Norms Mandatory

In a decisive step toward sustainable urban development, the Meghalaya Urban Affairs Department has mandated IGBC (Indian Green Building Council) certification for all new real estate and infrastructure projects across the state. The enforcement of green norms aims to promote eco-friendly construction practices, particularly in key urban zones like Shillong and Tura.

This move comes as part of the state’s broader climate-conscious policy push, ensuring that future developments integrate energy efficiency, rainwater harvesting, natural ventilation, and sustainable material use. Projects that do not align with these standards will not be granted approvals under the new guidelines.

The IGBC mandate is expected to transform the way buildings are designed and operated in Meghalaya. In cities like Shillong, where fragile hill ecology is at risk from rapid urbanization, this green certification will play a critical role in reducing the environmental impact while enhancing living standards.

In Tura, where affordable housing and township projects are gaining pace, the requirement for green certification will ensure that even mass housing follows eco-responsible models. The move is also anticipated to boost the market for green architects, consultants, and local sustainable materials.

Developers are already adapting to the changes by updating their blueprints, integrating solar energy systems, low-emission construction processes, and green landscaping features.

Experts believe this mandate will not only reduce long-term maintenance and utility costs for homeowners but also position Meghalaya as a leader in climate-resilient real estate planning in the Northeast.
