UT Mandates IGBC Norms to Boost Green Construction

In a significant move toward sustainable urban development, the Union Territory (UT) administration has mandated Indian Green Building Council (IGBC) certifications for all new real estate projects across Silvassa, Daman, and Diu. This decision marks a progressive shift in urban planning and aligns the UT with India’s broader climate commitments.
Starting this quarter, developers must integrate eco-friendly design principles such as solar panels, rainwater harvesting systems, natural ventilation, and energy-efficient materials into their building plans. The projects must adhere to IGBC norms, covering categories like residential, commercial, and hospitality developments.
This mandate is expected to increase buyer confidence, especially among environmentally conscious investors, and set new benchmarks for low-carbon construction in smaller cities. The administration has also introduced fast-track approvals and green incentives—including tax rebates and FAR relaxations—for projects that exceed baseline IGBC standards.
Real estate stakeholders in Silvassa and Daman have welcomed the move, citing growing demand for sustainable homes and commercial spaces, especially among millennials and NRIs who seek smart and responsible living.
Analysts expect a 15–20% rise in green-certified project launches in the next year, transforming the UT into a model eco-development zone for Tier-3 urban centers.
