Silvassa, the capital of Dadra and Nagar Haveli, is witnessing a significant upswing in its industrial real estate market. Over the past quarter, prices for industrial plots have increased by 12%, now ranging between Rs 1,500–2,500 per sq ft, driven by robust growth in the manufacturing and logistics sectors.
This surge is attributed to the region’s strategic location, favorable tax policies, and increasing investment from both small and medium-scale industries. Silvassa has long been known as a manufacturing hub, especially for plastics, textiles, and pharmaceuticals. Recent infrastructure upgrades and policy support from the Union Territory administration have further accelerated demand.
Real estate experts note that inquiries for plot purchases, industrial sheds, and warehouses have risen steadily, particularly in Rakholi, Amli, and Piparia areas. The proposed multi-modal connectivity projects, such as better highway links and logistics hubs near the Vapi-Silvassa Industrial Corridor, are further attracting attention from investors across Gujarat and Maharashtra.
Local authorities are also working to digitize land records, ease approvals, and provide better utility services to industrial parks, ensuring smoother entry for new businesses.
With a sustained increase in job creation and manufacturing orders, Silvassa’s realty outlook remains positive, and industrial real estate is emerging as a lucrative asset class in the region.
