Agra’s Residential Sales Jump 12% as Expressway Spurs Growth in 2BHK Segment

Agra, the city known for its historic Taj Mahal, is now witnessing a modern real estate revival, with residential sales rising 12%, primarily driven by infrastructure upgrades along the Agra-Lucknow Expressway. The surge is most evident in the 2 BHK apartment segment, which is now priced between Rs 40–60 lakh, catering to a growing urban middle-class population.

The Agra-Lucknow Expressway, one of India’s longest six-lane expressways, has significantly improved connectivity between Agra and the state capital, Lucknow. This infrastructure upgrade has cut down travel time, improved logistics, and attracted both end-users and investors to Agra’s property market, especially in areas like Shastripuram, Dayalbagh, and Sikandra.

Local developers are launching gated communities, mid-rise apartment blocks, and affordable premium homes along the expressway corridor, offering amenities like 24x7 security, clubhouse access, green spaces, and connectivity to schools and hospitals.

Many first-time homebuyers and young professionals from nearby towns and cities are now choosing Agra as a base city due to its improved infrastructure and rising employment opportunities. Additionally, non-resident Indians (NRIs) and investors from Delhi NCR are viewing Agra’s growth as a chance for early entry into an emerging Tier-2 residential market.

Experts note that the steady rise in demand combined with reasonable price points makes Agra’s real estate one of the fastest-growing micro-markets in Uttar Pradesh. The government’s push for urban renewal and smart infrastructure has added further momentum to this trend.

As the Agra-Lucknow Expressway continues to attract private investment, the real estate sector is poised to expand beyond traditional pockets, bringing in modern housing formats and integrated townships over the next few years.
