Greater Noida’s Industrial Plot Prices Surge 10% Due to Growth Near Jewar Airport

The industrial landscape of Greater Noida is witnessing a sharp spike in land demand, with plot prices rising by 10%, driven primarily by the rapid development around the upcoming Jewar International Airport.

Currently, commercial and industrial plots in the region are priced between Rs 2,500 to Rs 3,500 per sq ft, a significant rise attributed to the surge in manufacturing activity, logistics investments, and infrastructure upgrades near the airport zone.

With the Jewar Airport project gaining momentum and expected to be one of the largest airports in Asia, it is catalyzing industrial cluster development across the Yamuna Expressway Industrial Development Authority (YEIDA) region. Multiple sectors including warehousing, logistics, electronics manufacturing, and aerospace have shown keen interest in acquiring land close to this mega infrastructure.

Developers and investors are rushing to secure plots in sectors 32, 29, and 18 of Greater Noida, which are directly linked to the proposed airport corridor. This growth is also supported by improving road connectivity, upcoming metro extensions, and a robust power and water supply ecosystem set up by the UP government.

According to industry experts, the area is poised to become a manufacturing and logistics powerhouse, much like Gurgaon or Bhiwadi, with several MSMEs and global firms planning to shift operations closer to the upcoming airport to reduce freight costs and turnaround times.

The YEIDA authority has also launched new land allotment schemes for industries, further pushing up plot demand. This, combined with regulatory clarity, ease-of-doing-business reforms, and single-window approvals, has made Greater Noida’s industrial zones a top pick for real estate and infrastructure investors.

With the price rise expected to continue in phases until the airport becomes operational, stakeholders believe now is the ideal time to invest in industrial plots for long-term returns.
