A residential plot in Manipur’s Kangpokpi district has been listed at a modest price of ₹800 per sq.ft., sparking initial interest from local buyers and investors looking for affordable real estate options in emerging regions. However, the listing has failed to convert into actual sales, primarily due to prevailing ethnic tensions in the region.
Kangpokpi, often seen as a strategic location due to its proximity to Imphal and developing infrastructure, had shown early signs of becoming a promising real estate destination. Yet, the recent unrest involving the Kuki-Zo and Meitei communities has raised significant safety concerns. This has led to hesitation among potential buyers, particularly those considering long-term investments or residential relocation.
Local realtors report a 60–70% drop in buyer inquiries over the past few months, with site visits becoming rare. Banks and financial institutions have also slowed disbursement of home loans in the district, awaiting political and law enforcement stability. In addition, developers have postponed new project launches, while some have halted ongoing work due to labor shortages and transport disruptions caused by road blockades.
Experts say that while the ₹800/sq.ft. rate is attractive for first-time homebuyers or investors, political uncertainty often outweighs pricing incentives. Market analysts suggest that until peace is restored and confidence returns among stakeholders, Kangpokpi’s real estate growth will remain subdued.
In the meantime, residents and stakeholders are calling on the government to ensure long-term solutions and rebuild investor confidence through policy support, security reinforcement, and improved civic amenities.
