TNRERA Fines Chennai Developer ₹8 Lakh for Project Delay in Sholinganallur

The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has imposed a fine of ₹8 lakh on a Chennai-based developer for the unjustified delay in the delivery of a residential project located in Sholinganallur, a rapidly developing IT and residential hub in South Chennai.
The penalty was issued after multiple complaints from homebuyers, who cited prolonged delays, lack of project updates, and non-compliance with promised timelines. After reviewing the case, TNRERA concluded that the developer had failed to meet the stipulated construction and delivery milestones under the Real Estate (Regulation and Development) Act, thereby violating consumer rights.
Sholinganallur, situated along the Old Mahabalipuram Road (OMR), is a prominent tech and residential corridor where timely project delivery is crucial due to high demand from IT professionals and end-users. Regulatory action in this zone sends a strong message about accountability and transparency in the real estate sector.
TNRERA’s decision aims to reinforce buyer confidence and ensure stricter adherence to project timelines and legal obligations by developers. Authorities emphasized that financial penalties will continue to be levied on errant builders to protect the interests of homebuyers and maintain market discipline.
Buyers and real estate analysts have welcomed the move, viewing it as a step toward improved governance and reliability in Tamil Nadu’s property market.
