Delhi’s real estate investment landscape is evolving with the debut of its first Small and Medium Real Estate Investment Trust (SM REIT) on the Bombay Stock Exchange (BSE). This marks a major milestone in expanding fractional ownership opportunities, allowing investors to participate in income-generating retail properties without direct ownership.

SM REITs, introduced by SEBI in 2024, provide a structured and regulated investment model, focusing on smaller commercial assets valued between ₹50 crore and ₹500 crore. Unlike traditional REITs, which pool funds for large-scale developments, SM REITs enable targeted investments in specific properties, offering greater customization and control.

Industry experts predict that Delhi’s retail real estate sector will benefit from higher liquidity, increased investor participation, and improved market transparency. As the SM REIT framework gains traction, stakeholders are monitoring pricing trends, regulatory updates, and long-term investment potential to maximize returns.
