Eco-conscious living is gaining momentum in Sohra (Cherrapunji) as solar-powered homestays witness a 10% increase in sales, fueled by sustainable energy initiatives and growing interest in eco-tourism. These unique homestays, priced between Rs 35–55 lakh, cater to both local buyers and tourism entrepreneurs aiming to tap into Meghalaya’s green potential.
The boost in demand is directly linked to recent rooftop solar tenders rolled out by local authorities, offering subsidies and streamlined permissions for solar energy installation. These government-supported tenders have lowered the cost of renewable infrastructure, making solar-powered homes a viable and attractive investment for eco-conscious developers and individual buyers.
Buyers are especially drawn to off-grid, self-sufficient properties near scenic attractions such as Kynrem Falls and Mawsmai Caves. These eco-homes often feature rainwater harvesting systems, compost pits, and locally sourced materials, adding to their environmental appeal.
Real estate agents in Sohra report that many of the new owners plan to run the properties as eco-lodges or boutique homestays, targeting niche travellers interested in sustainable stays and nature-based experiences. Some buyers also see this as a future-ready investment with strong rental income potential.
Sohra’s realty market is rapidly evolving from seasonal investments to sustainable, year-round income-generating properties, and this shift is helping reposition the region as an eco-living hub in the Northeast.
