TNRERA Fines 6 Builders, Boosts Buyer Confidence

In a significant move to strengthen buyer protection and ensure regulatory compliance, the Tamil Nadu Real Estate Regulatory Authority (TNRERA) has imposed penalties on six developers operating in Shillong. The action was taken in response to non-compliance with mandatory registration, delayed project updates, and lack of transparency in residential developments.
While Shillong falls under Meghalaya, these developers had extended operations beyond state lines without meeting compliance standards in Tamil Nadu and other regions, prompting a broader regulatory response. This crackdown by TNRERA aims to send a strong message across regional real estate corridors about the importance of adhering to RERA norms.
Buyers, especially those investing in 1–2 BHK apartments priced between Rs 25–40 lakh, have welcomed the move, stating that it reinforces trust in the regulatory system. With multiple housing projects coming up in Shillong and its suburbs, timely registration, disclosures, and proper handovers have become a critical part of the purchasing decision.
Industry experts believe that such penalties not only protect homebuyers from fraud and delays but also create a level playing field for honest developers. Going forward, all developers will be expected to file regular updates on construction status, financial health, and project milestones to avoid penal action.
This enforcement also supports Meghalaya’s growing efforts to attract ethical and well-regulated real estate investment, particularly in its capital Shillong where demand for affordable and mid-range housing continues to rise.
