The spiritual town of Katra is witnessing a surge in residential demand, with prices for 2–3 BHK mid-range flats increasing by 10%, now ranging between ₹45–65 lakh. This uptick is driven by a rising number of pilgrim families seeking second homes or longer-stay accommodations near the Vaishno Devi temple zone.
Real estate developers report consistent demand for gated communities and ready-to-move flats, especially in areas with proximity to the shrine, market, and transit hubs. These units are popular among retired families, seasonal visitors, and NRI pilgrims who seek spiritual stays combined with modern living amenities.
Improved road infrastructure, better connectivity to Jammu, and the expansion of tourism-focused public facilities have also fueled the buyer interest.
Experts predict that Katra’s housing segment will remain attractive in the coming quarters, particularly as short-term rentals and spiritual tourism continue to grow in the region.
