Darjeeling’s Vacation Home Market Sees 15% Price Surge Amid Rising Tourism Demand

Darjeeling, the crown jewel of West Bengal's hill stations, is witnessing a significant real estate revival as demand surges for vacation homes, eco-resorts, and boutique hotels. The scenic town has seen a 15% increase in the price of vacation plots, now averaging ₹15–25 lakh for 1,000 sq ft.

This growth is largely driven by the increasing interest in hill-station tourism, work-from-anywhere lifestyles, and sustainable living. Investors and entrepreneurs are snapping up land to develop eco-resorts, homestays, and boutique accommodations that align with Darjeeling’s heritage and climate sensitivity.

Prime areas like Ghoom, Lebong, and Rangbull are witnessing most of the traction due to their proximity to tourist spots and panoramic views of the Kanchenjunga range. Buyers include both hospitality chains and high-net-worth individuals looking to establish second homes or rental retreats.

Local authorities are also encouraging eco-tourism development, simplifying land-use permissions and supporting green building practices. This shift is expected to elevate Darjeeling’s profile as a premium vacation destination, while ensuring responsible development.

With the Darjeeling Himalayan Railway, tea tourism, and heritage trails continuing to draw crowds, vacation realty in the region is anticipated to grow further, especially with limited hill space available.
