WB RERA Mandates Registration for Small Plot Projects in Kolkata
In a move to bring greater transparency and accountability to the real estate sector, the West Bengal Real Estate Regulatory Authority (WB RERA) has announced that residential projects built on three-cottah plots or smaller must now be registered under RERA guidelines.
This decision directly impacts small and mid-sized developers in Kolkata, especially those launching standalone or boutique residential buildings. As per the new norms, 10 upcoming projects in key city locations have already come under compliance, with offerings ranging from 2 to 3 BHK flats priced between ₹80–120 lakh.
The regulation aims to safeguard homebuyers from unregistered or unverified developments, ensuring legal clarity, project delivery timelines, and structural integrity. Earlier, developers often bypassed registration by fragmenting land into small plots — a loophole now effectively closed.
This step is expected to boost buyer confidence in mid-segment housing, particularly in densely populated urban zones, while setting a precedent for stricter compliance in the state's real estate market.
